Overview
Heritage Urban Renewal: 1860s Toowoomba Icon Redevelopment
The restoration of the historic Saba Building (circa 1860) demonstrates how heritage architecture can be revitalised to support contemporary city life. Through the adaptive reuse of one of Toowoomba’s oldest commercial buildings, the project transforms a significant CBD landmark into a vibrant mixed-use destination that celebrates its history while embracing modern functionality.
Aspect Architects and Project Managers led the project through development management, feasibility, design and construction, delivering a carefully considered refurbishment that preserves the building’s heritage character while enhancing accessibility, connectivity and long-term sustainability.
HERITAGE PLACEMAKING
Revitalising a Historic Landmark for Contemporary Use
The Saba Building presented an opportunity to breathe new life into a prominent heritage asset within Toowoomba's CBD. Rather than pursuing demolition and redevelopment, the project embraced an adaptive reuse approach, retaining the existing building fabric and preserving the character that contributes to the city's historic streetscape.
Spanning more than 1,100m², the revitalised development integrates a diverse mix of hospitality and commercial uses, creating an active destination throughout the day and into the evening. New pedestrian linkages improve permeability through the site, strengthening connections within the CBD and enhancing the public realm.
As the anchor tenant, Aspect has established its Toowoomba office within the development, reinforcing the site's ongoing legacy of adaptive reuse and investment in the city's future.
BLENDING HERITAGE WITH MODERN
Contemporary Spaces Within a Historic Framework
The refurbishment carefully balances heritage conservation with the needs of modern occupants. Existing architectural features have been retained and celebrated, while contemporary interventions improve accessibility, functionality and user experience.
The development accommodates a mix of A-grade office space, café, restaurant and wine bar venues, creating a vibrant precinct that supports business, hospitality and community interaction. Thoughtful upgrades to building services, circulation and amenities ensure the building meets contemporary expectations without compromising its historic integrity.
SUSTAINABLE ADAPTIVE REUSE
Preserving Heritage Through Environmentally Responsible Design
The Saba Building exemplifies the environmental and social benefits of adaptive reuse. By retaining and repurposing the existing structure, the project significantly reduced demolition waste and the embodied carbon associated with constructing a new building.
This ESG-conscious approach demonstrates how heritage conservation can align with sustainable development objectives, extending the life of valuable building assets while preserving the cultural identity and character of the city. The project showcases the role that thoughtful refurbishment can play in reducing environmental impact while delivering meaningful economic and social outcomes.
The result is a vibrant, mixed-use destination that celebrates Toowoomba's heritage, activates the CBD and demonstrates how historic architecture can be thoughtfully adapted to support the evolving needs of a contemporary city.
